NASHVILLE, Tenn. (WSMV) - A Nashville realty group has shared a list of the most expensive and affordable zip codes throughout Music City to begin 2025.

According to the Greater Nashville Realtors, the list was compiled based on closings and median sales prices within Davidson County zip codes from 2024.

The most affordable zip code is 37217 (Priest Lake) with a median sales price of $328,000 — while the most expensive zip code, 37215 (Green Hills), had a median sales price of $1,162,000.

“Nashville continues to be an attractive destiny for out-of-state residents due to no state income tax, a business-friendly environment, and lower home prices compared to larger metros,” the group said.

Top five most affordable zip codes:

  • 37217 – Priest Lake - $328,000
  • 37115 – Madison - $345,000
  • 37072 – Goodletsville - $360,000
  • 37138 – Old Hickory - $370,000
  • 37013 – Antioch - $375,000

Top three most expensive zip codes:

  • 37215 - Green Hills - $1,162,000
  • 37204 – 12 South – 1,200,000
  • 37212 - Music Row – 820,000

Top five zip codes with most closings based on year-to-date closings:

  • 37013 – Antioch – 1,064
  • 37211 – Crieve Hall – 885
  • 37209 – Sylvan Park – 831
  • 37207 – North Nashville – 786
  • 37076 – Hermitage - 763

“For the overall health of the market, based on our latest home sale release that covers December 2024, Q4 2024 and total closings for 2024, the market is showing resilience based on the 1 percent increase in total sales for 2024. This incremental growth underscores the steady demand for housing. December also showed 15 percent increase in closings which suggests growing consumer confidence.”
